GLOVERSVILLE – The owner of Fly Shack Inc., which is located at 15 W. Fulton St., will soon begin making renovations to the former Jewish Community Center that will serve as his new shop.
Michael Bokan bought the former Jewish Community Center building at 28 E. Fulton St. and plans to use the building for retail, storage and office space.
The Planning Board approved the site plans for the renovation work Tuesday.
Because the building previously was used as a community center, any change in occupancy required a site plan review by the Planning Board.
Bokan intends to move his business into the space after the renovations are completed.
Since the renovations include no changes to the outside of the building, the board decided to waive the public hearing so Bokan could begin the work immediately.
However, board member John Castiglione suggested Bokan put some kind of sign in the front to let customers know that there is additional parking in the rear of the building.
“We don’t want there to be a traffic problem there because people don’t know where they can park,” he said.
The Planning Board said the building already has adequate parking available with 19 spaces in the back lot and additional spaces on the street.
Bokan said he intends to use about 1,500- to 1,700-square-feet of the building for retail space. The rest of the space in the 17,000-square-foot building will be used for office and storage space.
Bokan will use the first floor of the two-story building as a showroom, office and distribution facility.
The board also asked how many entrances will be used for the business. Bokan said although there are multiple entry points to the building, customers will be directed to enter through the front entrance.
Bokan said his business makes a lot of its sales on the internet and through catalogs, so he doesn’t expect there to ever be a situation where additional parking would be needed.
“If we have three people in the shop at the same time right now, that is considered busy,” Bokan said.
Bokan said after the meeting he has been looking to expand the business for a while now.
“We have it wall to wall with people and product now and just needed more space,” Bokan said.
The actual price Bokan purchased the building for was unavailable this morning, but the JCC Board of Directors indicated in legal papers filed in August in state Supreme Court in Johnstown it requested permission as a not-for-profit to sell its old Art Deco-style structure at 28-30 E. Fulton St. to Bokan Holdings for $65,000.
Bokan was unavailable for additional comment this morning.
